Broward County Property Appraiser

Hours are Monday through Friday, 8 a.m. to 5 p.m. The appraiser is responsible for valuing every parcel in Broward County, including all Hollywood properties, as of January 1 each year.

Broward County Tax Collector

Exemptions for Hollywood Property Owners
Hollywood homeowners can apply for a homestead exemption on their primary residence. The exemption reduces assessed value by up to $50,000. The first $25,000 applies to all taxing authorities. The second $25,000 applies to the value between $50,000 and $75,000 but does not cover school taxes.
Homestead activates the Save Our Homes cap. Once in place, annual increases in assessed value are capped at 3% or the inflation rate, whichever is less. Hollywood's real estate market has seen notable appreciation, so owners who have held homestead for several years may carry a large gap between just value and taxable value. That gap shrinks the tax bill year after year.
Other exemptions through the Broward County Property Appraiser include the senior low-income exemption for residents 65 and older, veteran and disability exemptions, and widower exemptions. Business owners in Hollywood with tangible personal property should file a TPP return with the appraiser by April 1. The first $25,000 of TPP value is exempt from taxation. Filing on time secures that exemption automatically. A late return loses the exemption and may carry a penalty.
VAB Appeals
Hollywood property owners who believe their assessed value is too high can appeal to the Broward County Value Adjustment Board. Each summer, TRIM notices arrive from the Property Appraiser showing the proposed assessed value. You have 25 days from the TRIM mailing date to file a VAB petition.
The VAB appeal process is in Chapter 194, Florida Statutes. After filing, you get a hearing before a special magistrate. Bring comparable sales from your Hollywood neighborhood, photos of any condition issues, and an independent appraisal if you have one. The burden is on you to prove the value is wrong.
Most Hollywood residential owners handle VAB hearings without an attorney. Commercial owners often use tax professionals given the higher stakes. Filing fees are modest. If the VAB rules against you, a circuit court lawsuit is still available. Most cases settle before that point.
Pay at least the non-disputed portion of your bill while the appeal is open. The early payment discounts still apply even if an appeal is pending.
Payment and Delinquency
Tax bills for Hollywood properties are mailed in November. Pay by November 30 for the 4% discount. The discount falls by 1% each month. After March 31, the bill is delinquent and a 3% penalty kicks in. The collector schedules a tax certificate sale for all unpaid accounts.
At the sale, investors buy certificates for delinquent Hollywood properties. The certificate earns interest. You can redeem it by paying the taxes, interest, and costs. After two years without redemption, the holder can apply for a tax deed. A tax deed sale could result in the loss of the property.
